How can I stay informed about the community, upcoming events, board meetings, etc?

The Board Secretary sends regular communications out via email; this includes HOA Board Meeting Minutes, upcoming events and other matters affecting the community. The best way to stay in the know is to make sure your email is included on our directory. To be added to the directory or to update your email address, reach out to the HOA Secretary, Chrissy Marx (marx.christine@yahoo.com). Chrissy does contact the community once per quarter to make sure the contact information she has for each home is correct.

How often does the Board hold community meetings?

At a minimum, the Board holds an annual community meeting. Additional meetings may be held as topics require.

What rules govern our community? Do we have By-Laws?

Our community operates following the the Ohio Revised Code (ORC) - Chapter 5312 - Ohio Planned Community Law along with our Declarations and Adornment Policy. When our community was initially established by MI Homes and managed by Towne Properties, no by-laws were created and they were not required. When the ORC was changed to begin requiring by-laws, communities already in existence were grandfathered in.However, we do recognize that there is value in having them and as of January 2025 the HOA Board is working on creating them. The community will be required to vote on the by-laws so stay tuned for more details.

Each homeowner is responsible for maintaining the sidewalks in front of their home.

Who is responsible for maintaining the trees next to the sidewalks?

Each homeowner is responsible for maintaining the sidewalk trees in front of their home. The current sidewalk tree is a Bradford Pear which is an invasive species and we are not permitted to replant. Stay tuned for more details on a potential replacement.

Who is responsible for maintaining trees in the green space behind our homes?

Pierce Township does not want the Board or homeowners to affect the green space. Meaning, cutting down trees to clear an area is not permitted. However, Pierce Township has confirmed that the homeowner is permitted to remove fallen trees and take care of dangerous trees. The HOA maintains an insurance policy which would protect us in the event that a tree did fall and damage a home.

Do we have any community social events?

Yes! We hold an annual community block party usually the last Saturday in September. The Board provides a bounce house for the kids and neighbors are encouraged to partake in fun games such as corn hole. The Board provides the main course and each family brings their own drinks and a dish to share. Dishes are coordinated differently each year so be on the lookout for details.
